Do you really do commercial loans, not just home mortgages?
Yes — commercial and investment lending is Andy's specialty lane. The Coast 2 Coast platform funds commercial property to $20 million and beyond: office, retail, warehouse, apartments, self-storage, mixed-use and more, typically up to 75% loan-to-value with 1.25x income coverage. Andy ran commercial-scale construction projects for twenty years before lending, so these deals are home turf.
What is a construction-to-permanent loan, and why use one?
It's one loan that funds the build and then converts to your permanent mortgage when the home is finished — one application, one closing, one set of closing costs. Andy spent twenty years on the construction side before becoming a lender, so he reads builder draws, budgets, and timelines the way an underwriter does and structures the file to keep your build funded on schedule.
Can I finance a renovation into my mortgage?
Yes. FHA 203(k) and conventional HomeStyle loans roll the purchase price and the renovation budget into one mortgage, based on the after-improved value of the home. The paperwork is heavier than a standard loan — contractor bids, draw schedules, inspections — which is exactly the territory a former construction project manager is comfortable in.
Can I get a mortgage if I'm self-employed and write everything off?
Yes. Bank statement loans qualify you on 12–24 months of business or personal bank deposits instead of tax returns, and 1099 and P&L programs exist too. Andy pre-underwrites files in-house and gathers everything upfront, so you know where you stand before you shop.
What's today's mortgage rate?
There is no single "today's rate" — your rate depends on credit score, down payment, property type, loan program and how the loan is structured.
